More blocks will allow for multiple developers and architects, diversifying the program anddesign of the entire site. Instead of giving away 8 acres of public land to one developer without any competition, let's give more local firms an opportunity to get a slice of this very big pie.
The problem of crossing the Vanderbilt Yards would only increase if Forest City Ratner were allowed to create their superblocks.
UNITY adds new streets that divide the Yards into eight parcels. By creating competition between multiple developers, the MTA will maximize its earnings for the sale of the yards. By subdividing the Yards, the overall development can be completed in less time since sites can be under construction simultaneously, and with less vulnerability to fluctuations in the economy since project delivery sources will be diversified. Disruption to the surrounding communities will thus be minimized in contrast to FCR’s expected build out of 10-20 years.

The HafenCity Urban Development Project in Hamburg, Germany is an example of this model that has been built. The plans for that project referenced the structure that was used in Battery Park City.
